Bio-Hazard and
Hazardous Materials Policy

Purpose and Importance

The Bio-Hazard and Hazardous Materials Policy ensures that Mongold Junk Removal operates safely, lawfully, and in compliance with all environmental regulations. It defines how potentially dangerous materials are identified, reported, and handled to protect employees, customers, and the environment. This policy provides clear guidance for recognizing, isolating, and coordinating the proper removal of biohazardous or hazardous substances through licensed disposal vendors.

Policy Statement

Mongold Junk Removal does not collect, transport, or dispose of hazardous or biohazardous materials directly. These materials require specialized handling under state and federal law. If such materials are discovered during a job, the crew will immediately stop work, notify the customer, and coordinate appropriate third-party disposal through licensed vendors. This ensures full compliance with safety and environmental standards.

Hazardous Materials Definition

A hazardous material is any substance that poses a significant threat to human health, safety, or the environment and is regulated by federal, state, or local law. Examples include, but are not limited to:

  1. Flammable, toxic, or corrosive chemicals.

  2. Explosives or unstable chemical containers.

  3. Fuels, oils, or contaminated soil.

  4. Pesticides, herbicides, or industrial solvents.

  5. Chemical storage tanks or containers showing residue, leaks, or damage.

  6. Materials of unknown composition or labeling that appear suspicious or unsafe.

Note: Paint, household cleaners, and aerosol spray cans are not covered under this policy and may be transported to appropriate disposal agencies under the company’s Restricted Materials Policy.

Common Hazardous Materials

The following are common examples of hazardous materials that cannot be collected or transported by Mongold Junk Removal and must be coordinated through a licensed hazardous waste vendor:

  • Gasoline, diesel fuel, or kerosene

  • Motor oil and oil filters (contaminated or leaking)

  • Transmission or brake fluids

  • Propane cylinders larger than 20 pounds or showing damage/leaks

  • Industrial solvents or degreasers

  • Pool treatment chemicals (chlorine, acids, stabilizers)

  • Mercury thermometers, thermostats, or fluorescent bulbs with broken seals

  • Fireworks, ammunition, or reloading powder

  • Old chemical drums, jugs, or unidentified containers

  • Asbestos or materials suspected to contain asbestos

  • Corrosive materials such as lye, muriatic acid, or drain cleaners in damaged containers

If any of the above materials are found on-site, the crew will document and isolate them from all other debris and coordinate a licensed vendor for removal.

Bio-Hazard Definition

A bio-hazard is any biological material that may cause infection, disease, or other health risks. These materials must be handled by licensed remediation specialists due to the risk of contamination or exposure.

Common Bio-Hazardous Materials

The following are common examples of bio-hazard materials that cannot be handled directly by Mongold Junk Removal:

  • Human or animal blood, feces, or other bodily fluids

  • Used needles, syringes, or medical waste

  • Soiled medical linens, diapers, or bandages from unsanitary conditions

  • Dead animals, carcasses, or decaying organic matter

  • Severe rodent or pest infestations with droppings and nesting material

  • Contaminated food waste from freezers or refrigerators left unplugged

  • Heavily mold-infested furniture, drywall, or flooring

  • Animal waste or litter from unmaintained hoarding environments

  • Decomposition materials or fluids from deceased persons or animals

  • Light surface contamination (minor rodent droppings or isolated mold) may be handled by the company under the Bio-Hazard Coordination and Cleanup clause. Anything beyond this threshold will require licensed cleanup coordination.

Identification and Reporting Procedures

  • If bio-hazardous or hazardous materials are encountered, the crew will immediately stop work and contact management.

  • The customer will be informed, and a Hazardous Material Coordination Form will be completed for documentation.

  • The company will arrange disposal through a licensed third-party vendor authorized for hazardous or bio-hazardous waste handling.

  • Disposal is billed at vendor cost plus a 30% coordination fee to cover administrative time, handling, and liability coverage.

  • If the customer declines coordination or proper cleanup, the job will be suspended or canceled for safety reasons.

Crew Safety and Handling

  • Crews must maintain a safe distance and never directly transport hazardous or bio-hazardous materials for disposal.

  • Crews are permitted to gather and consolidate hazardous materials into a clearly marked, safe staging area for licensed vendor pickup, provided all items are sealed, stable, and identifiable.

  • When gathering materials for coordination, employees must wear appropriate Personal Protective Equipment (PPE): including gloves, masks, eye protection, and other equipment as necessary based on the hazard type.

  • Containers that are leaking, unstable, or pressurized will not be moved or disturbed.

  • Only designated supervisors trained in hazard identification may authorize or oversee this process.

  • If any substance appears to be leaking, releasing fumes, or creating an immediate risk, the crew will vacate the area and contact emergency services.

  • All procedures must comply with OSHA, EPA, and DOT safety standards.

Bio-Hazard Coordination and Cleanup

  • Mongold Junk Removal will only handle light biohazard contamination, such as small amounts of rodent droppings or isolated mold within safe exposure limits.

  • Severe contamination involving blood, heavy pest infestation, or decomposition will be referred to a licensed remediation specialist.

  • Black mold is considered a biohazard. Mongold Junk Removal may remove lightly affected items such as furniture, boxes, or goods that can be safely sealed and disposed of. However, moderate to severe black mold infestations on walls, flooring, insulation, or structural materials require licensed remediation and will not be handled directly by the company.

  • The company may assist in coordinating professional cleanup and will apply a 30% administrative fee for third-party management unless the customer chooses to contract directly with the remediation vendor.

  • Crews will document all findings with photos for recordkeeping and insurance purposes when appropriate.

Customer Responsibility

  • Customers are required to disclose any known or suspected hazardous or bio-hazardous materials prior to scheduling service.

  • Failure to disclose hazardous conditions may result in cancellation, additional fees, or termination of service.

  • The customer remains financially responsible for all disposal, remediation, and coordination costs related to the hazardous materials discovered on-site.

  • Mongold Junk Removal is not liable for contamination, fines, or environmental violations resulting from customer concealment or misrepresentation.

Liability Disclaimer

Mongold Junk Removal assumes no liability for damages, injuries, or exposure related to hazardous or bio-hazardous materials. The company’s role is limited to identifying, isolating, consolidating, and coordinating licensed disposal or remediation. Any direct handling, containment, or cleanup of such materials is the sole responsibility of approved third-party contractors.

Policy Enforcement

This policy applies to all residential, commercial, and contractor projects. Violation of this policy by staff or subcontractors will result in disciplinary action up to termination.
Mongold Junk Removal reserves the right to immediately stop or refuse work if hazardous or bio-hazardous conditions are identified.


The company maintains cooperation with all environmental and public health agencies and reserves the right to update this policy as laws and safety regulations evolve.
